POWER PARK

Nottingham

Powerpark is HBD’s regeneration of the 1 million sq ft Imperial Tobacco factory in Nottingham.  

HBD, working with partners Oxenwood on behalf of a private fund, developed plans to create a high quality, brilliantly designed, new industrial and logistics hub, creating 426,000 sq ft of space. HBD also recycled 90% of materials from the original factory, while also investing in new green initiatives such as cycle stores complete with green roofs to encourage biodiversity. Since 1972, the factory had employed 1,000 locals before operations ceased in 2016.

The result is a rejuvenated site ready for future occupiers – and with the potential to create around 1,000 new jobs – a huge boost for the local economy. 

Wakefield Hub

Wakefield Hub is a prime development close to the M1 motorway, and is leading the way for logistics in Yorkshire. 

HBD has worked in perfect partnership with Yorkcourt and other collaborators here to transform a disused former colliery site into a new, sustainable place for business.

Already home to big names like Amazon, Kitwave and Phoenix Pharmaceuticals, Wakefield Hub is creating jobs and positively impacting the surrounding communities, while also benefitting the local environment thanks to green initiatives and improvements to biodiversity habitats. 

SPARK

Walsall

SPARK is a 21st century logistics and manufacturing hub offering global and local occupiers 620,000 sq ft of high-specification floor space from 18,000 – 250,000 sq ft. It is located right by junctions 9 and 10 of the M6 and sits in the heart of the Midlands, offering occupiers direct access to a range of local skills, talent, and expertise.

Phase 1 consists of four units, with Buildings A and G being delivered through Origin – a newly established joint venture platform created by HBD and Feldberg Capital – and scheduled for occupation from Q4 2025. The remaining units in Phase 1 are being delivered by HBD.

Inter

Welwyn

INTER is a brand-new industrial hub suitable for logistics, distribution and manufacturing uses. Local and global occupiers can enjoy 71,248 sq ft of Grade-A floor space across 3 units. Units are available to let on a leasehold basis from 13,396 – 39,876 sq ft.

With the potential to occupy from Q4 2025, INTER has been designed with the latest requirements in mind, providing three high-specification and sustainable units with access to up to 500kva power.

2.5 miles to junction 4 and 6 of the A1M, and only 26 miles from central London, INTER is ideally located close to the centre of Welwyn Garden City, in a well-established industrial and logistics location that provides access to a wealth of local skills, talent, and expertise.
